It says screen tenants for renters, there's a blog and you can sign up. There's absolutely no membership fees for this. So you don't have worry about it, you can actually choose who's going to pay for this, or you're going to pay for it. Is the prospective tenant going to pay for the one that is generally? Well, it that is generally picked is the best value on which is the smart check premium. I'm not saying that because that's what's highlighted.
I'm saying that because it's actually a fact. It does come with everything. It does give you the income site. And what I mean by income sites is say, for example, they told you they made $100,000 a year. And all of a sudden, when you click on an income site, it'll turn around and say, Well, yes, the income is great, but based upon what the credit report or the credit bureaus has reported in the past, I have this as red because it's not agreeing with what they've said that you know, your particular prospective tenant said that they paid in the past. So my smart move calm is one that you can actually go to, for the purpose of basically finding a tenant Also, I'm sorry, not finding the cheaper running credit.
Also, there is another one called rentec direct Comm. You notice, again, I have it specifically on the particular link that you need to be on. So read direct, that is another one that you can actually go ahead and perform a credit check when it comes to your tenants. If you're looking for a tenant, let's say, you know, with that 700 credit score, you want something that's a little more detail, then rentec direct is one of the sites that you would definitely go to one of the reasons why is because of course yes, you can get a free trial with it. The other thing too is is actually a property management software that's added in there. So it rentec direct.
You can look at it in those the tenants credit reports for the property managers and full time landlords The report is also powered by TransUnion. It includes the final credit score the payment history, patrie public records, you know, it does a skip trace of the individual collections accounts social security number validation. Right here, you can actually see exactly what a sample of it would look like 11 page report, the difference between this and that my smart moves the my smart move is not printer friendly. So I have to emphasize that but you can kind of see how everything is on here. If they're late, you know, it shows the actual payment pattern. My smart move does show a payment pattern, but it's not as detailed as this.
So this is one that I will highly recommend also, same thing, you can actually go ahead and get the tenant to pay for this. That's so that's the novel that I would recommend. They also do have property management software, tended maintenance lead in at least in marketing material, disbursement in general Ledger's, so again, remember, this is all about bookkeeping, the reporting, which is extremely important.
This goes back to let's say your owner wants to sell their property and they need a history of their building, how is basically performing, you see you have the profit and loss the balance sheet, the 12 months balance sheet, the rent roll rows always, always, always is going to be something as requested. If you are a property manager, whether HUD is going to request it because maybe you're you're the property manager for low income building, whether you're lending Lourdes is going to request the rent roll his his or her accountant is going to request it or simply they're selling the building, the investor is going to request it. So this is something that you should actually always know about. Here are the fees for the other thing too, would point to you get the personalized website. Also, the difference with this one is if you are a property management company, and you do specialize in commercial properties, commercial property management, then guess what you could do a commercial credit check.
