How does it for sale by owner work? Well the first thing is if you are an owner and you're trying to sell a property, you have to have the right marketing material, the right knowledge in regards to marketing. So I will just give you some real quick basic tips on what to do and how to get your for sale by owner process going and know it's not just about posting strictly on a for sale by owner website, because it's not going to cut it. There's a few different steps you have to take but I promise you I will walk you through the process.
So now for sale by Owner the marketing process the real estate marketing process for sale by owner. So, it's not an easy task, but it's also not a hard task. When it comes to marketing the one of the most important things you're going to look at is Who am I marketing to? Who wants to buy my home? Is it gonna be neighbors, a family member newlyweds, empty nesters, a single parent, someone that's handy. You have to know who you're selling your home to.
Then you're gonna ask yourself, what kind of home Am I selling? Am I selling a big home an average home a fixer upper, a home that's remodeled, what type of home that I'm selling. So you kind of get the picture as to what it is that you need to do. So this is really going to be you know, real estate marketing one on one on selling your home and five minutes, that's it. So just get your pen and paper out and I want you to Right, a couple things, you're going to ask yourself, where am I going to find these people to sell my home? Is it going to be in a mall, it's going to be church school, the crusher store at work, is it going to be online.
Everything else, believe it or not, is extremely simple. But I'm going to give you the easy way to sell your home instead of trying to figure out all of that. Once you realize though, if your home is a fixer upper, or is already rehabbed, or newly remodeled, or just moving ready, but you know, owner, only one owner been living there for 15 years, not much needs to be done to him. That is how you're going to be able to do your marketing campaign and your targeted marketing. So let's go with the next step on how do I sell my home? What's important next.
So after we didn't get all of the staging and everything, we're talking about strictly real estate, we didn't done pricing Strictly real estate marketing, what do we do next? Now for sale by owner, definitely marketing is a huge factor. So again, this is we're talking specifically marketing on this particular segment. So marketing is really important. One of the most important things in regards to marketing is lawn signs may not seem like is nothing but it really is. So your lawn signs.
So for an example, when you have someone who's painting your house, they need to know your properties for sale. And why this is important to someone who doesn't have a real estate agent who doesn't have a real estate professional who doesn't have a realtor. They don't unfortunately have access to the large database and marketing tools that the average real estate professional will have. So with that being said, a for sale by owner sign is great. Now of course you can get a regular For sale sign or you know, a regular open house sign strictly with the phone number on there letting the person know hey, we have open house right now as we speak. But the fact is, you should always have a for sale by owner sign your signs are going to be everything.
So with the for sale sign, if you're doing a basic sign, just put your phone number on there, they're driving by whatever you know you're not that professional but you're just trying to do this on your own real quick and before you hire somebody, just strictly put your phone number on there. You can actually get that information with that particular sign go to real estate marketing dot shop which I actually have that in here. And then you'll be able to see all the different for sale signs that you can utilize for your particular property for sale. But if you really want to get fancy go online Google real estate for sale signs. Reason being I'm saying this is because the in three Important things that you should have one aside actually four important things. Sometimes you'll say three.
But again, because you're not a real estate professional, you want to make sure you're getting all visibility as possible. So the one thing is your, your science should emphasize for sale by owner, because sometimes you actually have people that prefer to buy from the owner directly. And not the realtor or the real estate company because they want to feel like it's a possibility that you can understand their story and you see their family and you rather sell to them over your competition because again, they see your family in your home is your pride and joy. The second thing you want to have on assign is by appointment only. You're emphasizing this because again, you don't have a real estate agent and they need to know that it's going to be by appointment only. They just can't schedule online and they can't schedule here.
They can't get you there. So here's the phone number and the phone number you used To be a tracking phone number, it really should not be your your personal cell phone number unless you're in the business of selling properties yourself. The third thing is I'm sorry, the fourth most important thing is to be totally honest with you is a real estate website, just a single listing website, what your property is about what type of property it is how much the property is selling for a simple description about the property. In addition to this simple description about the property pictures, now was interesting about the description about the property that is going to give you keywords so when someone is online searching online for property for sale, in the 60610 zip code or a nine zero to one zero zip code, and they're typing in some keywords, those certain keywords are a description from your property.
So make sure the four things that you have or your side is going to be that it's a for sale by owner appointment only your phone number and a website. If you just opt to use a basic sinus a for sale by owner, please make sure you use a tracking phone number I have to emphasize that. Now another part of the signs are eye catchers and attention getters. So what do I mean by that? So now, someone called you to schedule an appointment to see your home, or better yet it was an open house. So of course after you've done all of your staging, which is a whole nother topic, this is strictly about marketing.
You want to have attention get us around your house. For an example, like the sign that you see here. Welcome, look around, ask questions. See yourself living here, fall in love, make an offer. You want to have something that gets a person attention because remember, you're not a realtor. You may not even be a seller.
Person. So how can you get a person to talking? and not being afraid to say, is the price negotiable? So a little sign like this goes a long ways. The other thing you may want to have is your marketing material out your brochures around the house, because let's say you're doing an open house, they didn't went to several open houses that day. You need to make sure that they remember to come to your house.
So when they're coming in, they're looking to get a brochure they looking for detailed, detailed information about your property. They don't you may not know exactly what it is to tell them. They're looking, they want to know about the neighborhood. So you may want to be able to give them information about recent homes that sold in the neighborhood. Well, you probably say okay, whatever. I find that actually Zillow will tell you Trulia will tell you.
So I would suggest you go into those particular type of sites. To be able to find homes that is sold in the neighborhood. If you feel like you don't want to do that, then you don't have to do that. But most importantly, you have to have size something and let a person know why they should actually buy this house. What is your attention getter? And also part of marketing, believe it or not, once they get inside that house, try to remove all personal pictures.
And I know I said I wasn't going to talk about staging but this really important remove all personal pictures because again, just like the signs say, See yourself living here, they must visualize themselves living there. They have to visualize themselves living there, if they see only you living there. Unfortunately, the average person is not visual when it comes to your personal belongings. They need to see their contemporary furniture or their modern furniture or their artistic furniture. They need to see them in their family. They don't need to see you and your family.
So make sure you have eye catchers around their attention get is something that could get their attention. You know, maybe another sign that says, hey, we'll pay closing costs or part of the birth in the brochure, it says this seller will contribute towards your closing calls. So things like that is extremely, extremely important. When it comes to selling your home. What's in it for them, it needs to be some type of incentive. But in order for you to even offer an incentive, you got to be able to get them there.
So once you get them there with your yard sign, and you got them inside, again, how can you continue to reel them in there? The other thing is make sure you're not doing deceptive marketing. Because if for whatever reason, your sign don't say your your sign says remodeled home and they get there and home clearly as a handyman special A fixer upper, then you saying, you know, see yourself living here or seller will contribute towards closing costs is almost a waste of time. So make sure your marketing material actually almost pretty much describe exactly the home that's being sold. Online Marketing, internet advertising, what do I do? Okay, so online marketing internet, internet advertising is pretty much one in the same Of course, depending on what type of internet advertising, you could be paying more.
But you can do this by yourself. You really don't need an agent to do it. But it's really all about, like I said, making sure you're marketing advertising to the correct places the correct real estate platforms, the correct, classifies and most importantly, as I mentioned previously, no deceptive advertising. Now when it comes to online marketing, internet advertising, this is really like the starting place for owners to kind of Place their homes for sale online. And it's also the starting place for buyers to look for homes. So now you have like a major national fizbo websites.
As a real estate professional, we call the fizbo website fizbo to just the general real estate world general individuals, this call for sale by owner websites, but also you can, you know, market your your home for sale to online classified websites, places like that, in addition to that, just regular real estate marketing platforms. So what I mean by online classifieds, websites, you have Craigslist, Craigslist, you can actually sell your house for sale. Pretty easy to do. You're just going to go ahead and go to Craigslist, put in the description of the property. So for an example the description of the property, it may be three bedrooms, three and a half bathrooms 1800 square feet, contemporary high end finishes. subzero appliances custom kitchen stainless steel, the you know bathroom cabinet cabinetry and lavish bath fixtures hardwood flooring, make sure you details specifically what's in the house.
Now if it's a handyman special, you ain't got to do all that simply handyman special comment your best all for this is a great property to flip and fix and rehabs straight to the point. But if you know that this property has already been upgraded and updated in rehab, go ahead and emphasize why they should buy it. You know, describe how they will feel being in there that this is an extraordinary place peaceful for you and your family. So you can do that. If it's a house that you haven't done anything to. But you just live there.
Then you want to just kind of describe it as three three bedrooms, two bathrooms 1800 square feet. Moving ready one owner well kept home. You're not Been deceptive, you've been straight to the point, make sure you put as many pictures as possible because you want to have three pictures and then turn around and you put three your best pictures there online and someone get there and it's not what they see. So I rather for you not waste your time and put as many pictures as possible because then it does a process of elimination. So that's the first thing. So Craigslist like I said is one place you can go to for sale by owner websites is another if you listed on Trulia and Zillow, places like that.
Realtor.com here's the cool thing about those websites. They actually have like a little small syndication, meaning they have their own real estate platform marketing partners, their marketing advertising that they use their affiliate marketers. So what happens is when you post your property for sale on those websites, it actually goes to a few other websites. Now No, don't take that as if it's like the MLS Where's going everywhere app so Not, but you still will be put in a different marketing category whereas you're able to sell your home. Not just as fast as a realtor, but faster than the average person the average for sale by owner who got assigned a strictly says for sale by owner but they haven't done no type of online marketing, no type of Internet Marketing. Also your other friend is going to be social media.
So hopefully you're looking to savvy. If you are computer savvy, I will highly suggest you have an Instagram page. Whereas you have each picture day by day for sale by owner. Luxury, Home For Sale hashtag hashtag this right. If you get hardwood floors, hashtag hardwood floors hashtag if it's going to be in the High Park neighborhood hashtag High Park neighborhood if is going to be in the woodland area. Hashtag Home For Sale, what Lin, make sure you hashtag hashtag is very important.
Same thing if you have a Facebook account, or if you have a LinkedIn account, same exact thing, whatever you do, go ahead and post this home for sale on there. The other thing that's really important is having a property website, a single site property website. Simple. I will make sure you have that information. And with this property website, you're going to use the same exact information you don't need to get fancy and change the information around. Same thing is going to be description and you're going to have pictures and use is on there.
It usually has where they can schedule appointments. And you're going to have your tracking phone number on there. But one thing that I did not mention, which is cool for the property website and it's also part of online marketing. is doing a YouTube video, do a video, do a walkthrough video of your home, whether you're doing a walkthrough video of your home describing it, or if you're doing just a picture video of your home. Once again, when you post that video on YouTube, believe it or not, you're doing more marketing, same thing. You're going to describe the home and the description is going to ask you for keywords.
You're going to put those same keywords in there. keywords, nine zero to one Oh, that's your zip code, or all the zip codes in the neighborhood in the neighboring area that's similar to it homes for sale, and he nails home for sale and what Lynn hills home for sales in Brentwood home for sale in Gold Coast. Those are all keywords that needs to be in your YouTube channel for your home that is for sale. Once you create that YouTube link, guess what? You can go ahead and put a YouTube link on your Trulia use Zillow, your realtor calm your fizbo website, your marketing material, your Craigslist, you can put it everywhere. Because guess what you want to eliminate as many phone calls as possible eliminate the process of elimination in general, whatever you do, also on your marketing material on your description, somewhere in there, just make sure you put in, you know, qualified buyers.
If you need help getting a pre approval, contact this person, maybe you call your local bank and say, Hey, ask for a loan officer. Listen, I'm trying to sell my home for sale. Is there any way that I can use you as a preferred loan officer, the reason you're doing this because even if they don't use this person, but you bring it to their attention, they realize that they just can't do a walkthrough of your home and it just should not be doing just an open house, wasting your time and they don't even qualify to even purchase a home. So it's kind of good that they know in advance, how to go about the home buying process, once you point them in the correct direction of someone who can And potentially assist them. Again, they may not use that person. But you've basically let them know that all they have to do is find a loan officer.
Promotional marketing is a month. So, in this day and age, you drive it on an expressway every time you look around and see a big billboard, well guess what? a billboard may not be in your budget like that. Okay. depending upon what city and state you're in, you're driving down the street, you see a bench, a public transportation bench, while you may not be able to forward one. So what is one of the coolest ways that you can actually get promotional marketing material?
Because you're not trying to wrap your car up? Maybe you don't even have a car. But let's say you have an animal, a donkey, I poach a puppy. There is marketing material online that you could purchase and marketing material at really State marketing dot shop where you can purchase anything from outfits for your doggie want to buy a house yeah that you let them know call me want to buy a house you know a cat This is by my house, a jacket, a shirt. This information just you being your own walking billboard. Now I'm not saying do this every single day.
That's not what I'm saying. It's on a Sunday, a Saturday you hanging out you throw on some clothes. Are you going to the gym? You wanted to be an attention getter? Are you a relative? Nope.
But I got a house for sale. Are you looking for a house for sale? So it's all about striking a conversation up to be honest with you. Because again, they may not want to buy your house, they may not be looking to purchase a house. But once you got their attention, that you have a house for sale. They're going to ask you about that house.
And you know what you're going to do, you're going to give them your website and let them know hey, if you know anybody who's looking To purchase a house, here's my website, have them give me a call, I would love to show them my house, I would love to give them a tour. I would love to assist them and the home buying process, because again, it's not about you having all the knowledge, it's about you having the tools and where to get the knowledge and the tools for your potential future buyer. So I will highly suggest getting some promotional marketing material by my house, do you want to buy a house and if you and like I said, if you have a doggie, that's one of the best things ever because you're walking your puppy, three to four times a day. You're constantly walking them every day.
If you're not walking them you have a dog sitter, but you need people to have it as an attention getter. Buy my house because no I don't want to take my luxury car and wrap it just to sell my house. I will if I have to. But if I don't have to and my dog needs to look cute. Or my hair is not done and I could simply just put on a cap or select chilly outside and I could just simply put on the jacket that says buy my house, then that's what you want to do. So again, there's real estate marketing, promotional material that you can use.
Again, you can get that from real estate marketing dot shop. So real estate marketing can come in so many different forms. Like I said, the real estate marketing could be anywhere from yard signs, promotional signs, it can be from referrals. It can be from online, whether you're doing the internet advertising, the pay per click to sell your house with a single property website. It could be anywhere, anything from social media. It can be anything from Zillow to Trulia.
So the reality of it is is all about just making sure you're extremely knowledgeable and how to sell your home. Most importantly, When it comes to selling your home, you need to make sure that your property is visible at all times, people need to know exactly. They need to know that your home is for sale. They need to not only know that your home is for sale, but the description of your home. So keep that in mind. They need to know the property information.
There's a website that's going to detail your property, the description, what type of home this is how many bedrooms it is, you want to write the description so much that they can see themselves living there. So this is really important when it comes to you. selling your home making sure that the marketing advertising is extremely effective. If you do not have effective marketing, when it comes to selling your property. No one is going to buy it. So I will suggest like us You definitely have to do a property website you have to this almost a month.
You want to be able to attract a lot of buyers for your property. Because without the buyers, you can't sell your property and you want to be able to sell it for the price that you want. Make sure you have your phone number, appointment only your website. Got to have your website Make sure your phone number is a tracking number. Again inside the home, get your eye catches your attention getters, why should they buy it is beautiful inside you removed all your personal photos.
You made the home look friendly for them to want to purchase for them to want to rehab in your marketing brochures and material you have seller will contribute towards closing calls. Even if you think you're not you need to figure out how you're going to contribute towards closing calls. Maybe you need to you know make the price a little higher but still when you make the price higher, make sure the price that is quote unquote higher is still within reason and still make sense. So whatever the closing calls is that you willing to contribute or whatever to call closing up whatever he was willing to pay a realtor, whether it was 2% 3% 4% take that in consideration and say, Hmm, maybe I'll split that in half and I'll use that to pay the buyer's closing calls. They need to know what's in it for them.
So just remember, anything in sales is what's in it for them. online marketing, advertising, internet advertising, again, your social media, whether it's your internet, your Instagram, your pay per click your search engine optimization, which you can do that through the YouTube channels because you've done a fabulous walkthrough video of your home that you're going to put on all of the marketing platforms, which would be the Trulia, Zillow, their realtor.com. Like I said, all of your social media, and of course, on your single property website, promotional marketing material. You should always have some type of promotional marketing material Don't care if it's even though you're not a realtor, a business card, you know even just business cards to simply say, hey, house for sale a 12345 Main Street $450,000 three bedrooms, two baths, scheduled appointment luxury home, I must see sellers willing to contribute 3% towards closing calls.
You need to have promotional marketing material point blank period. You can sit that down at the grocery store, you could turn around and give that to people as you're talking, hey, maybe you you out at a restaurant, but you need to have some promotional marketing material.
