During this course, you are going to hear me talk about so many different aspects of listing your property, from staging, to marketing, some things is going to feel like you know, I'm talking to an investor. This is one of the things that you're going to hear me talk about in a in depth video. Basically pricing your home means what the homes in the areas so forth. Where do the comparables, how are the homes listed on the market, how long you can sit on the market before you set a price for your home. You want to investigate recent sales, recent sales prices for nearby homes and similar conditions similar size, similar style. So you will learn how you're going to do a true comparative market analysis for you as a home owner and as a professional and once again, even if you are professional, but sometimes you get a little confused as to which comparables you should use. You're going to learn how to use those two pairs of comparables.
What comparables are for you to use again, homes that are similar in size similar in location, similar In addition, similar in the type of home itself, it is not crossing boundaries, all of those things is right here for you. Another important aspect of selling your home is staging your home stager home for the maximum appeal. Now, what does actually staging means what does it do for you? It basically means get rid of anything that was negative in your house, make it positive, make it fresh, make you feel comfortable with it, I mean plenty flowers cleaning decluttering because you declare your interest spaces, your outdoor spaces, if you need to print some furniture from your local rental center. Whether you support furniture, just look up rental furniture, if that's what you need. Do think go ahead and do it your because your furniture may be either too outdated.
Or maybe just oh, you know and again, who am I to judge your furniture. But one thing when it comes to selling your home, you have to take yourself out of it. This home mentally does not belong to you, emotionally does not belong to you, physically and financially adults. So today, your home now if you are the homeowner is a business deal. It's a business transaction. If you are a realtor or an investor is business you never live there so you didn't care for you.
It's your bank account is your family savings is your retirement. detach yourself away from the home and less or making money stays your home for maximum curb appeal and a maximum magazine appeal Now invest in effective advertising. I want to say invest in effective advertising. I don't mean just do just a Christmas because it's not, that's not expensive. I mean to do the local newspaper of a community that you are not located in. So you want to go ahead and do effective advertising.
Buyers cannot find a house if they don't see it. So you want to make sure that when you're writing it for your home, you doing an effective listing, make sure you're using phrase words like excellent school large yards, priced below market value. Place your ad in a real estate section of your local paper. Not nobody else will okay but your local paper and real estate listing websites. So just the Trulia that is Zillow. That is There are some syndication websites for real estate for sale by owners that you can use to go ahead and invest in those types of services.
And again, it's okay to still do the crisis it's okay to still do the Facebook ads. But if nothing else must do effective advertising. Now, if you can be extremely successful would not only sell your home to sell your home quick as someone who the asking price that you want, based upon your home evaluation in your research. Well guess what? You need to create professional fliers to create professional marketing material. This professional marketing material is gonna coincide with your advertising.
So for example, you want to create an informational sheet with professional photographs of your home. Yes, hire a professional photographer. Again, your background is that photography, your background may be a teacher, your background may be on housewives Your background maybe a house has been your background, maybe a plumber, an electrician, an attorney, and accountant. You are not a photographer. So with that being said, I get that we all have these cute iPhones. Yes, there are a lot of things that says you can do it yourself when it comes to taking pictures.
Absolutely correct. But I highly suggest that you hire a real estate photographer to take your photos of your home, inside and out. If you want to be successful with it. Make sure this information sheet has all the relevant information such as the listing price, it's worth footage, the number of bedrooms, the number of bathrooms and other special features. I think that would make a buyer extremely interested in purchasing your home. So when people visit your home and let's say they go to open house, they come into the open house, they schedule an appointment, they see this marketing material, these suppliers.
Also you have other individuals who you may want to just give the flyers to Such as the local business owners in area. A lot of times when you have small business owners and community setting neighborhood, they are more than open with allowing you to distribute material there. So definitely make sure that you have professional fliers that are created in professional photos. By having this this will make you extremely successful and the next step and get closer to selling your home. So when you're creating that professional fliers, you want to make sure that you are presenting fliers that are very crisp, very polished, because again, if you have cheap flyers, your property kind of come off as cheap. So if you're looking at the flyers that I have here, these are just quick simple examples.
You have both shoes That basically say exactly how many bedrooms, bathrooms, kitchens, the offering price, what your property has to offer the description. Do you have another flyer point open house, this particular brochure gives the property's address, the date, the location, the time again, it reiterate all of the features that this home happened. You know, sometimes they're telling your family and friends because guess what, they want a neighbor, they want their children to move in.
They want their niece and nephew over there with their grandchildren, their best friends to move into the community. So you have the option to make your house sale, you're going to make a sale by having very effective advertising, creative professional marketing, material brochures, and if nothing else, you're gonna do an open house. Another thing that I'm going to talk about out here right now that I don't go into too much detail on indices as most of them go into detail right here in an introductory course. For for sale by the homeowner is hire an attorney to work with to help you as your contracts and your paperwork. I know the paperwork to use I know the contracts to use I know the disclosures to use. However, because I am not a professional when it comes to law.
I am not going to act as any type of rousson attorney giving any form of real estate advice. The one person I think you should hire is a real estate attorney. understood that sometimes you don't have to hire a real estate attorney you don't have to hire an attorney for this to be honest with you don't just like you don't have to hire an agent. You get some on do it yourself Lee with that orientations. But when it comes to sell your asset, your health is going to make you money. It is almost a must that you hire an attorney.
Don't hire any attorney. Please hire a real estate attorney and the state attorney. Don't go past that. Don't try to hire your family law attorney, the person that handles your divorce, the person that handled your child custody case the person that had to do a malpractice lawsuit. I understand that a lot of these attorneys say we have full service law firm and we do real estate law. However, if it's not real estate closings, it's not a good idea.
Just because you are a dentist, you know does not mean you can be a surgeon. Just because you are a chiropractor does not mean you could be a dentist and just because you're going to colleges does That means you can be a surgeon. So my point is, you want to hire the person that's in that profession. Stick with that and you will be okay. Selling will require you to complete a lot of different legal documentation. And it's not just limited to the sales contracts.
So hiring an attorney is almost a must because this will protect you from so many different mistakes when it comes to the legal proceedings. And the reality of it is transferring it stems to taxes, making sure there's no mechanical liens and is nothing else making sure you get the net proceeds that you're supposed to get, as well as helping you to potentially negotiate in certain contracts.
