I'm Evelyn Caldwell with Rei investment society and we are going to review the homebuyers incoming call script. So whether you have a call service or whether you have an assistant or it'd be you, um, this is a good guy to follow. So we're start off right here. Greetings and intro Hello Thank you for calling Arriaga society homebuyers This is evany How can I help you? You know, they're gonna everything in a red is them okay, I'm thinking about selling just wanted batch services. Great.

You know, I'll be happy to chat with you and who am I speaking with so make sure you get their information. Okay, so they are here to interview questions right here. Okay, great first impression. Where's the house located? You know, they're gonna let you know is it in pretty good condition right now. They'll let you know no problem.

Well, we buy houses that are blank all the time, with messed up bad, terrible, ugly doesn't matter but we buy these type of houses all the time. Although we can buy every home we do try to work together with the seller find something that works for both parties. If we find we're a perfect match, then we'll move forward if not no harm, no foul, you know, we'll keep remove it. does all this work for you? Is this okay? Yes.

Okay, perfect. I like to ask you a few more questions about the property first, why are you looking to sell they'll obviously tell you why was a foreclosure definite family loss job, medical? No, whatever. Well, I can tell I'm totally understand that. I think I would want to sell pretty quick If I was you, you know myself. But they're there.

I would like to go ahead and schedule a time to come take a look at the property. So whether you come look at the property or you're, you know, you're burned out your system, whatever, but you want to let them know that you will Like to come see the property and if you're not able to see the property you send basically your assistant out or one of your partners out. But again, when I say partners I mean it loosely meaning partners being the person actually working such as the bird on the system, not that environment never. What's the address with a property? Is the home bacon or do someone currently live there is the house listed with a real estate agent? Here's the way you want to know that if the house is listed with a real estate agent, I'm being honest with you don't even waste your time you don't want it unless they have some type of out calls with the real estate agent.

So if they don't have if they stuck on a regular a true six month agreement or a year agreement, and they are kind of you know, on the borderline fence like No, I don't want to break that contract. Don't waste your time just move on. I'm how many bedrooms and bathrooms does the property have is their garage. If so how big you know, you also want In what shape the garage fan because it needs to be rehabbed. Believe it or not, that can be a huge cause for the garage, maybe another $10,000 for the garage to get rehab. And the interesting part is, is not going to end that much more value to the property, but because his own property, you really almost don't have a choice but to get it rehab.

And when I say you, I mean you're in buyer. So you're looking at all of these numbers closely. The whole purpose of this is, you want to know if this is a property that you can potentially go out there and start marketing right now today. Do you have a guess as to how many square footage is the property? Again, they don't know. You look at the county assessor records.

Okay, let's talk a little bit more about the condition. You mentioned earlier that the property looks like crap. So can you tell me more about that? You want to know everything about the party, any type of leaks in the roof, anytime a foundation issues, termites, you want to know everything, they can positivity. Okay, no problem. As I said, we love buying properties that we can fix up, restore them to the way that they originally look, you know, we're kind of like rehab addicts.

Again, this is not a word for word verbatim script. But this is something for you to go off up. And sometimes, you know, I was always talking to myself, don't reinvent the wheel. Please don't try to read reinvent the wheel too much. This is something that we have worked on. And I can tell you for a fact that it does actually work.

Do you have an estimate of how much it will cost for a contractor to fix it up? How much are you asking for the property? Okay, you know what, let me take out some information. Now we could pay 100% of all cash for the property in closing just a couple of weeks and pay all the closing costs. What is the lowest particular property? Want to know that information?

Has Have you had many people offering make an offer on the spot property. How soon Are you looking yourself? Six months? Six weeks, six days somewhere in between? Okay, great now, so for six months, honestly, it's a waste of your time and if it's a year is definitely worth your time. Okay, great.

I almost got everything I need here. Just a couple more things. First, is there currently a mortgage on a property? You want that information? If so, how much the balance? Are there any of the liens on the property like a second mortgage or contracts liens?

A home equity line of credit, whatever. Um, so how much of those balances and are there any taxes that are due on a property or that needs to be caught up in Texas behind? Um, it's not a big deal, you know, but are you in foreclose right now just by any chance? Okay, great. Well, positive. Okay, great.

I think I have everything I need. The next step is I love to come out and take a look at the property when it's a good time for us to get together. So you want to get that information. Like I said, you can always ways, you know, send an assistant. Now, one more final thing I need to make sure that when I'm there, the chief decision maker, you know, is there, you know, whoever is the sole decision maker at that particular time, I want to make sure that they're there. Well, all of the decision makers be at the meeting.

If not, can you schedule a time when we all can be together? So that's something that you kind of want to go over. So basically, here, in closing, I'll see you on, you know, March 5 at 12 o'clock. Thanks. Bye, have a great day. And that's it.

Again, the town that they end the property for poor condition, what are they looking for address bacon, blah, blah, blah. So Always reconfirm an appointment and accounting. This is every single thing that you need to go ahead and do a good intake over the phone. If you have someone that's working for you, this is the form that you want them to go ahead and complete. Even if you want to modify it, that's fine but this forum gives you a good balance as to what to kind of go over and what to ask the individual when they are calling.
