I'm evany Caldwell with Rei investment society. And right now we are looking at the property information sheet, the property information sheet, whether you are a wholesaler or flipper any end, this is a form that you would like to or should utilize, if you're going to kind of keep an inventory of the type of property that you are going to be marketing on to see what type of campaigns that are working for you. And if you have an assistant who's working for you, you want them to be able to go ahead and utilize this information and put it on a form. Also, if you have let's say, you know calls and I'm working for you, such as Pat live, who will actually answer your calls and answer or answer questions for you on your behalf. This is something of form that they can actually go off of and email to you.
So I will make sure that you are able to download this form But right now we're just kind of going to go over. So again a property information sheet you put your date right here, right here is just a reference these are like my locals but like for example, you know direct mail press release, you know, you can put right here for a Yo, you know, Bs, like for bandit signs or something like that. What state and then if there's other maybe it was a radio campaign, something like that, or just a flat out referral, the caller's name on the property owner. Now remember, caller may not even be the property owner, maybe it's the daughter maybe it's the postal you know, worker or the realtor and he says a postal worker because remember, postal workers they know which properties are vacant, but property address, the phone number of the party, that column the email address, the age of the property, not the age of the individually Aqaba the age of the property in a square footage.
Now, this information can be gotten from your counties assessor's website, but this might be information that they actually know is it vacant is it occupied? Is it currently are rented out on is a tenant occupied How can it be assessed mean is it a lockbox? tin is there you know, will the owner be able to let you or your bird dog quote unquote assistant and whomever? How many bedrooms, bathrooms styles, ranch by level tri level condo, break vinyl, wood, whatever it is. So all of this information is right here. Anything else that you know you think that I should know such as they got mold in there?
I mean it has cracks in the foundation. You want to know what those things are? How long have you owned the home? Why are you selling What is your asking price? Ask them you know, how did they get that price? Do they know exactly?
Where did they get that price from? Is it because maybe they're behind on the mortgage or They just feel like that's what it's worth to them. Um, you know, is the property listed with anybody? If so, who is in listing with? Do they have any other properties for sale that they were like? Um, what what is the least that you willing to take for this property?
Would you consider owner financing? When do you need to sell his property? What would you do if you don't sell a property, you want to put any type of mortgages that they have on here to first and second lender to payment if it's fixed or adjustable in the interest rate. The reason you want to do this is because again, this might be a situation whereas maybe you know, you're going to try to buy the note or for lease, I'm not gonna say buy to know because you're, you're acting as a wholesaler, but you can flip that note to, you know, you can actually contact the bank and try to see if they're willing to sell a note then just the same way that you found a buyer for your wholesale deals. You're going to go ahead and sell To the ARV average rehab value, you know, the repairs.
So you want to go ahead and put all this information on here, you'll notice and what do you think that you're going to offer on this property, I highly suggest that you make a file off all of your properties. And again, you know, this is this is the 21st century. So no, you don't really have to do a vanilla folder. But you know, put make make a file for each file on your computer or on your CRM system. Whatever you use in podio is a good system for you to use. But whatever you do, make sure that you have a CRM system that you are using, where you can kind of track and organize all of your files.
And again, every single property that you go see or use in a bird dog to go see or that you're interested in just potentially purchasing, you should always use a property information sheet. So I hope you this helps You it should give you a little more platform as to what to look for how to start and this is going to be one of your first steps to successful wholesaling in closing.
