But let's get started and let's get to the real deal. So the real facts is it you know when it comes to real estate market There's no right way but there are better ways. I'm often asked what marketing to that I prefer to generate leads, yellow letters or postcards. But before break down these tools, I just want to make everything clear. The real estate is an industry where you can make money, but it's all about marketing and consistencies. Your results will likely vary based upon several factors.

Number one, the price point that you're going to use the neighborhoods, the city, the zip codes, the lead type, etc. So don't think that every deal is going to be the exact same because they all are going to be slightly different when it comes to yellow, yellow letters or postcards. It just depends upon which one you choose and how consistent it is. Yellow letters, you know for me gets the best response, no questions as if you want your phone to ring Amelie, then this may be the two for you. However, many of the leads you will receive would not be as motivated to sell at a discount or even list their property for retail if you are both an agent and an investor. So when it comes to these leads, you have to be just careful and know how to actually filter your leads out this calling.

The reason these leads generate such a higher response rate is simple. The letters appear authentic and handmade and done correctly. So I'm going to go over here to yellow letters right. So here's the actual letter that you will get when it comes to you. Yellow letters. The letters do look handwritten. They are actual appears to be authentic letters. But don't get me wrong. It's not your handwriting.

But it's a handwriting that makes a person feels that this is the real deal. This is a person I want to do business with, because they took the time to actually write these letters. And then it again is paired with an envelope that really gets people attention compares to postcards, which are often sorted out and thrown into the to the trash. The higher response rate may actually work to your benefit, especially if you are a wholesaler or even a real estate investor who's looking to buy off market properties. So sellers always appreciate having options and knowing that they have someone who seemed like they more Genuine versus, let's say, Our real estate agents in a fancy postcard to them. And to them, they feel like they would be just another number or another person down the assembly line versus a one on one connection.

So handwritten letters are always great. Sometimes the numbers don't work in your favor. It just really depends. But again, it's all about the type of deal that you're doing and being able to analyze that deal right now. Now, in my local market, I have not found issues whereas yellow letter letters didn't work for me. So I am in Chicago.

My House did so many split tests in yellow letters, and postcards. But what I found is that postcards, only do postcards. They tend to kind of outperform your letters in the long run. However, They generally, you know, sometimes it could get thrown in the garbage, but you have to do so many of them with postcards, you're doing an actual campaign versus yellow letters. Now one thing I would like to caution you about when it comes to yellow letters is do not send them to probate leads, it will come across as very offensive and you will not get any leads this way. Instead, I will recommend for this specific type of, you know, lead that you use a generic postcard something like that.

Um, but don't use a handwritten letter because it seemed like, you know, you're trying to be funny. Postcards on the other hand. One thing about postcards, you can kind of see them, you know, right here, the response rates are lower. But they do filter out the garbage straight to the point people who want you will call you they not holding your postcard just because Because again, postcards tends to go in the garbage. People will not generally call you off a postcard unless they are looking for more information. So the leads you tend to get are, in my experience much more serious and willing to sell overall.

I don't try to hide my message to get calls for me, I just get straight to the point. Look, I buy houses a discount with cash, no repairs needed.
