I'm evany Caldwell with our AI investment society. And I want to talk about LinkedIn, the lead generation magnet for real estate investors, how you can actually grow your real estate investment business with the LinkedIn platform. But the very first thing that you need to know is you must generate and create a LinkedIn personal page for yourself first. So as you can see, I have my personal page up hit evany Caldwell, and here's what you notice about it. I put investor realtor behind it. Why did I put investor realtor behind my name because I not only an investor, I'm a real estate agent who specializes in focuses in work with investors.

So with that being said, thanks In a investor realtor, those are key words when someone is looking for an investor, realtor or realtor that works with investors, and they type in certain keywords, whether it be on the search engine with a B and LinkedIn, guess what? I'm one of the first peoples that comes up one of the first individuals. So the reason we're looking at my page in is because you need to know how to monopolize your page first, first and foremost, then, from this particular lecture, we're actually going to create an actual business page, how we going to create a business page? So you're like, wait a minute, I'm confused. Why do I need a personal page and a business page? Absolutely.

Remember, you are different from your company and your company, under no circumstances cannot have a business page without having a personal page. So just like Facebook, you have to create a personal page because it shows the idea identity of the owner or operator, and then the business pages for business. But each one you're going to put different things on there. So you'll know who you are, who you represent, and who the company you are the company you represent what they do. So, just to kind of start out, you know, when it comes to LinkedIn, there's so many different ways you could generate real estate leads, you need to know the ins and outs of real estate marketing, um, just like you did for your Facebook, how you you know, you tweet off the how you get your followers. You even post on visual social networks like pinchers like YouTube, which have indicated on numerous occasions, YouTube, you want to start putting videos of properties on there, or videos of who you are what you do, because that definitely creates a huge social presence but not just a social presence, an online presence, especially if you are looking to make money in this business.

Is online and in multiple markets. Now, you have to be able to take advantage of LinkedIn and what it has to offer. LinkedIn is basically the unofficial social network for professionals. It's actually an excellent real estate lead generation in my machine. So here's what a couple are. Now, I'm not saying that you shouldn't use the other platforms, I definitely think you should use other platforms. What I am saying is you want to incorporate LinkedIn in it and make sure that's one of your top platforms because you can do pretty much real estate as everything on here. So we're going to take a quick dive into my personal page, and then we're going to talk about not just my personal page and creating a business page, but we're going to talk about groups joining groups. Okay? So the first thing is when you look at my page right here you see keywords evany call investor realtor, okay? Now, you see I have over 500 connections, you want to make sure you fill out and complete your personal profile as much as possible all about you your domain name, okay, you want to put in a picture on there.

This picture right here. If I was to click in search engines and type in evany Caldwell, this picture actually does come up in search engine under images because it is on your LinkedIn. You want to go ahead and make sure that you're posting on LinkedIn on a consistent basis. So for an example You can see 58 articles. According to this, I have roughly 2177 followers. Why?

Because I'm constantly posting, posting, posting. Here's a house that I have a recent house that was for sale that one of my investors gutted. Here's another one single family. These are different properties 17 clicks on this particular article, and it's not just about clicking it on here. It's about basically you want to make sure that you're going into details about the information of the property. reason you're doing that is because guess what, every single word in the year keyword, or every single word in here is a keyword is going to get you found online.

So now going back to LinkedIn, right, we've already we're reviewing right now. The articles because remember, you want to go ahead and complete your website as much as possible. So I'm gonna dive into your real deeply. Um, all star profile, your profiles looking great Industry Skills, summary polls education location position, you probably said what does that mean to me it means a lot to you, it means that this profile is 199, presumably basically it's complete as much as possible. So that's the one thing that you're going to see about the site. You with this 153 people have viewed my profile.

And with a penguin, you can see I actually have a paid membership but you don't need a paid membership. A paid membership shows me the type of people who are looking at my profile. So I'll give you a good example. Right? Look at this president, founder of heroes organization have changed now for sure what type of company pro mortgage so we got a mortgage person flipping depot. Cole banker.

Um, let's see real estate broker associate financial representative, licensed real estate broker, the CEO of cash flow LLC. Now the reason that I'm showing you all of this is because what this just shows me is the based upon the type of profile that I have on LinkedIn. These are the type of people that are looking for me, just like those are the type of people that are looking looking for you. This 53 people view my thought you will not be able to see them without a paid membership, which I believe is like $49 a month. And it gives you a lot of extra benefits. However, you don't need that I'm emphasizing it.

The reason I have it is because I send messages so say for example, you could connect with a person who sent him a Connect message Hey, I want to connect we got things in common However, let's say you want to send a person a message because they are less type in real estate investors. You see how there's people with the titles, real estate investors, and then you got people who actually physically get in their title because they ain't got time student at Fortune Builders, infinity home real estate investors. i'm john aalverson real estate investor, but let's go with someone who actually got the title and their name. So we go with someone who has the title in their name. We get a list of people who say they're real estate investors now with a membership. Here's the thing.

This is own a real estate investor at first integrity. I can actually send him a message to connect with him. Why? Because it right here is because I have a paid membership only reason why I didn't have the paid membership, I can't send that type of message. But here's what you can do to manipulate system. You can connect with a person and add a note.

So when you connect them in a note, guess what, you just sent them a message without having to pay for the actual membership portion of it. So let's go further into my site see all activity here. And that is what you want to be able to do when it comes to LinkedIn. We look at the articles I give, I have videos of articles of postings, I've so many different things on this particular, you know, website, then LinkedIn half because of this, it does allow me to have a huge visual visibility and presence on here.

So this is another way. Like I said, you're going to get a lot of business from LinkedIn, because people want to be able to know who you are, when people know who you are and what you represent. Now, this is something that's important to This is not about real estate. But this was about philanthropy and me hosting something and me letting the real estate world and the social media world know Yes, I'm a real estate investor. I'm a real estate and trainer but I do philanthropy work with some of the biggest politicians and community activists in Chicago. So that is what you want to be able to kind of let people know.

And it's like, Hey, wait a minute, you're doing this. It's a possibility. We connect. Now here's the thing when you connect with those people. You're able to connect with their friends to the difference between connect with their friends on LinkedIn versus a Facebook and it's not a knock to Facebook because believe me, that's still a good platform. It's totally different is you're connecting with business like minded individuals, which means their friends are more than likely just as professional as they are just as professional as you are endorsements.

You've got to put your endorsements on your real estate investors LinkedIn page, so I got view two pending endorsements, view 44 more endorsements. I am endorsed out. You said What does endorsement means. So I'm gonna go ahead and add this to my profile. What this basically means is these are people who endorsed me, Sam Evans good with search engine optimization, Darwin's. I'm working with investors he sent him go work with investors.

Endorse other people. You know, I, I don't know her personally but I work with her office. So I'm going to go ahead and endorse her because I know that this woman does good real estate investing for her clients. She's a real estate attorney. Now. Let's go view 46 more.

You see this. These This is what people have endorsed me. On lead. Some are private, meaning you have to be approved to join a group because they don't want to like a lot of solicitation or anything like that, while others are public and open for everyone. So when I say talking to fellow agents or even real estate investors, I'm talking about talking to fellow agents and real estate investors that's within the groups on line. Okay? So they can actually, like I say, give you insights of their personalized including the things they're marketing, if they're ready to buy property themselves, they ready to sell if they have loans that they ready to help you do or do joint ventures. Basically, they will. You know, this is kind of like a mastermind group. So look at it that way.

If you earn it, any groups where you think you could occur, more real estate leads, you need to start your own group. You want to make it specific to your general area where there's your town, county, and even the state and invite those that you found using advanced searches to join Along with those current leads in your customer relations management, which is your CRM database, the benefits of starting a group are many. But mostly it provides you the opportunity to become a thought leader and go to resource for nearby buyers and sellers. So when you're doing your groups like I'll show you here, right? If it's too small, it's not going to fit but you could always go to your tools online. So one of the tools online that I use to create a bigger image is the paint tools.

And the way you got to pay to this every time you try to upload the photo, if it appears to be that it's not fitting, because maybe the image is too small, then the best way to go about increasing the size of the image By clicking on the photo that you're interested in, right click it. And then usually to your left no matter what program are you using. Mostly everyone should have a paint tool on there. When you open paint tools up, it asks you do you want to resize the image. So you want to resize the image to increase the size for the purpose of getting the image that's going to fit there. So now once you've done all of this right here, it shows all of the detail information about the company.

All of the groups that was joined just that fast. So we see manage page we are back because we see exactly how people see this particular web page for the new LinkedIn for Rei investment society. This is what you want to go ahead and do for yours. What it did was it actually took me back to my My personal web page, as you can see right here, real estate, investors Avenue call investors, realtor. So it kind of took me back there. But again, if we want to go ahead and take a look at the company page, now we can actually go to our API investment.

And you see, it pops up right here. And what's great is you still have another company, Rei, capital investment. But this one pops up right here. That's the name of the company. Someone again could click on here, turn around and look and see what the company has. The company has joined groups, so we're fine on it.

Now in the future. If we go back to our homepage, here's the best part about this. We write an article We can still go ahead and write our article. But now what's going to happen is our article, we can reflect that article to our personal and our business page, or we can reflect it to our personal or our business page.
